Sizes and pricing

Landed solar system sizes and pricing

Three typical system sizes, matched to the roof you have. Your proposal sets out the fixed price for yours.

From S$1,500 per kWp

  • 10.8 kWp system

    • Needs about 65 m² of roof
    • Annual maintenance programme: two visits a year
    • Installed and commissioned by a Licensed Electrical Worker
  • 15.3 kWp system

    • Needs about 90 m² of roof
    • Annual maintenance programme: two visits a year
    • Installed and commissioned by a Licensed Electrical Worker
  • 20.25 kWp system

    • Needs about 120 m² of roof
    • Annual maintenance programme: two visits a year
    • Installed and commissioned by a Licensed Electrical Worker

Installation scope and eligibility vary with site conditions and regulatory requirements. Regulatory fees are borne by the client.

What affects your price

  • The system size your roof and usage support
  • Roof type, height and access (scaffolding, safety lines)
  • Mounting: ballasted, penetrating, clamp or tile hooks
  • Distance from the roof to the inverter and switchboard
  • Any switchboard upgrade your LEW recommends

Is solar worth it for a landed home?

For context, EMA puts typical upfront costs at S$1,000 to S$1,600 per kWp and says most consumers are likely to break even in about seven years, although those with larger systems and higher electricity usage may see shorter payback periods. A system is designed to last at least 30 years.

The more of your solar you use yourself, the better the return. Charging an EV at home during the day is one of the easiest ways to do that: see our solar and EV charger bundle.

Sizing

Sizing solar for terrace, semi-D and bungalow homes

House type is a starting point, not the answer. Four things decide the right size for your home.

Terrace and cluster homes

Roofs are narrower and often shared at the party wall, so the usable area, the direction of each roof face and shading from neighbouring houses decide the size. A smaller system that covers your daytime use is often the best value.

Semi-detached homes

More roof to work with, often split across two faces. We compare the faces for sun and shading and size the system to your consumption, so most of what you generate is used at home.

Bungalows and GCBs

Large or multi-level roofs can carry bigger systems, which EMA notes tend to pay back faster. Flat concrete roofs, pitched tile roofs and roof gardens each need a different mounting approach.
  • Usable roof area

After setbacks, skylights, water tanks and access paths.

  • Orientation and pitch

How each roof face meets the sun through the day.

  • Shading

Neighbouring houses, trees and parapets at different times of day.

  • Your consumption

Your bills, and whether you are home or charging an EV by day.

Roof types

Concrete, metal and tile roofs

Every common Singapore landed roof can take solar; the mounting changes with the roof.

Reinforced concrete (flat)

Ballasted frames that sit on the roof, or penetrating mounts fixed into the slab, depending on the structure and waterproofing.

Metal seam roofs

Clamps grip the standing seams, so no drilling is needed.

Clay and concrete tile

Possible, with extra work around the tiles, which we plan and price at the site survey.

Approvals

Approvals handled for you

Under EMA's guidance, a Qualified Person (a registered architect or professional engineer) oversees the design and installation and obtains the permits a project needs. Depending on your home, that can include BCA for structure, URA for planning and SCDF for fire safety.

A Licensed Electrical Worker commissions the system, applies for the electrical licences and completes the connection with SP Group. If you buy electricity from SP Group, your exported solar is then credited to your bill under the Simplified Credit Treatment, at the regulated tariff minus grid charges, revised quarterly.

EMA's own guide for homeowners, where to start with solar on a landed property, walks through the same steps.

  • QP design and permits

BCA, URA and SCDF as your home requires.

  • LEW commissioning and licences

    Tested, switched on and licensed.

  • SP Group connection

Export registered so credits start on your bill.

Timeline

How long a landed solar installation takes

Installation itself usually takes one to two weeks. The survey, design and permits come first, and we give you dated milestones once your design is approved.

    Roof report and survey

Your free roof report, then a site survey of the roof, shading, structure and switchboard.
  2. 02

    Proposal and plan

A fixed proposal with the system size, layout and price.
  3. 03

    Design and permits

Our in-house Qualified Person finalises the design and obtains the permits your home needs.
  4. 04

    Installation

EMA says landed installation usually takes 1–2 weeks, depending on the weather.
  5. 05

    Commissioning

Our LEW tests and switches on the system and completes the SP Group connection.
  6. 06

    Handover and care

We walk you through the system and its monitoring, then look after it with annual maintenance.

FAQ

Landed home solar questions

How much do solar panels cost for a landed house in Singapore?

EMA puts typical upfront costs at S$1,000 to S$1,600 per kilowatt-peak (kWp), with yearly maintenance of about 1% to 2% of the system cost. Our landed solar installation starts from S$1,500 per kWp. Typical systems are 10.8 kWp, 15.3 kWp or 20.25 kWp, and you get a fixed, written price after a site survey. The final price depends on your roof type, usable area, system size and any structural or electrical work needed.

How many kWp does my terrace, semi-D or bungalow need?

It depends less on the house type than on the usable roof area, the direction and pitch of each roof face, shading from neighbours and trees, and how much electricity you use. As a guide, our 10.8 kWp plan needs about 65 m² of roof, 15.3 kWp about 90 m² and 20.25 kWp about 120 m². The free roof report gives a first estimate for your roof, and a site survey confirms it.

Is solar worth it for a landed home, and what is the payback?

EMA says "most consumers are likely to break even in about seven years", and that larger systems and higher electricity use can shorten that. Homes that use more of their own solar during the day, for example by charging an EV at home, get more value from each unit generated.

Do I need approval from URA, BCA, SCDF or SP Group to install solar?

Yes, but you do not file it yourself. A Qualified Person (a registered architect or professional engineer) oversees the design and obtains the permits the project needs, which can include BCA for structure, URA for planning and SCDF for fire safety. A Licensed Electrical Worker (LEW) then commissions the system, applies for the electrical licences and completes the connection with SP Group. We coordinate all of it.

Can I sell excess solar electricity back to the grid?

Yes. If you buy electricity from SP Group, your exported solar is credited to your monthly bill under SP Group's Simplified Credit Treatment, at the regulated tariff minus grid charges. That rate is revised every quarter, so we do not quote a fixed figure. If you buy from an electricity retailer instead, exports are paid under the Enhanced Central Intermediary Scheme at wholesale prices. We register the right scheme for you.

How long does a landed home solar installation take?

EMA says a landed home installation "usually takes 1-2 weeks, which is also dependent on weather conditions". The survey, design and permits come before that, and we give you a dated schedule once your design is approved.

What happens on cloudy days, during haze or at night?

Panels produce less under heavy cloud or haze and nothing at night. A grid-connected system switches to SP Group power automatically whenever your panels are not covering your use, so the lights never notice. A battery is not required. If you may want one later, we can design the system to be battery-ready.

What warranties come with solar panels and inverters?

Solar panels carry the manufacturer's (factory) warranty of up to 20 years, inverters carry the manufacturer's warranty of up to 5 years depending on the model, and our workmanship is warranted for 1 year. Our quotation states each warranty for your system in writing.

Can I install solar panels on an HDB flat?

No. HDB rooftops are common property, and HDB installs solar on them under the government's SolarNova programme to power common services. We install solar for landed homes, condominiums (through their MCST) and businesses.
